Double-hung windows for North Texas homes
Double-hung windows let both sashes move: open the top for a gentle draft, the bottom for a breeze, or both. Most also tilt in, so you can clean the outside glass without a ladder.
- Best for
- Two-story homes & upstairs rooms
- Relative cost
How it works
How double-hung windows work
Each sash rides in its own track on a balance system. Tilt latches on the top rail let either sash pivot inward for cleaning. Opening the top and bottom at the same time lets warm air escape up high while cooler air comes in low.
Why homeowners choose them
- Tilt-in sashes for safe cleaning from inside
- Ventilate from the top, the bottom or both
- Open only the top sash and the lower opening stays closed, which is handy in kids' rooms
- A traditional look that suits older and historic homes
Good to know
- Costs more than a single-hung of the same size.
- Two moving sashes mean two seals to keep tight, so weatherstripping quality matters.
Where they fit
Where double-hung windows work best
- Second-floor rooms
- Kids' bedrooms
- Historic and traditional homes
- Windows over decks or landscaping
In North Texas homes
On two-story homes in Frisco, McKinney and Flower Mound, upstairs windows are hard to reach from outside, and double-hungs let you clean both sides from inside. They're also a natural fit for the 1920s–40s homes of East Dallas and Fort Worth's Fairmount, where the original windows were usually wood double-hung sashes.
What they cost
A step up from single-hung for the second moving sash and tilt hardware.
Size, glass and installation matter as much as style. See our window replacement cost guide.

Double-hung windows: common questions

Are double-hung windows worth the extra cost?
They are on upper floors and anywhere the outside glass is hard to reach. On ground-floor windows you can rinse with a hose, many homeowners save with single-hung windows instead. Your consultant will recommend room by room.
Can I mix double-hung and single-hung windows?
Yes. From the street they look almost identical, so a common choice is double-hungs upstairs and single-hungs downstairs.
Do double-hung windows work in historic districts?
Often, yes. With the right grid pattern and sightlines they can echo original sash windows. If your home is in a conservation or historic district, we'll check the guidelines with you before anything is ordered.
